Boiler House and Engine Shed
The Boiler House and Engine Shed form part of the original Caerlee Mill complex and retain much of their traditional industrial character. Built in whinstone with red brick detailing and pitched slate roofs, the buildings include a range of historic features that contribute to the character of the conservation area.
The buildings are offered in wind and water-tight condition, and present a rare opportunity for occupiers to bring distinctive heritage spaces back into active use as part of the wider Caerlee Mill Bike Campus.
Boiler House
The Boiler House is a historic Category B-listed ancillary mill building with a footprint of approximately 100m2 and sufficient height to accommodate two storeys. Once renovated, it could provide approximately 200 to 300m2 of usable floor space.
Subject to planning and listed building consent, the Boiler House could support a range of uses connected to the bike and outdoor sectors, including light manufacturing, product development, brand showcase space, visitor-facing activity, or food and beverage uses. The adjacent chimney may also be included, subject to agreement.
Engine Shed
The Engine Shed extends to approximately 63m2. The building has a single door opening and no existing windows.
Subject to planning approval, the Engine Shed could be adapted for a range of uses, from heritage interpretation or display space to light manufacturing, workshop or product development activity connected to the wider Bike Campus.
Lease opportunity
South of Scotland Enterprise looks to offer these buildings on long-term ground lease, potentially up to 100 years.
In return, occupiers will be expected to renovate and actively use the buildings in a way that supports the wider vision for Caerlee Mill Bike Campus. Additional funding for fit-out and renovation may be available, subject to application and assessment.
The buildings will also be subject to an annual service charge for shared estate and communal facilities, to be agreed as part of the lease arrangements.

Grant Funding
Grant funding to assist with specialist equipment required could be available through the specialist equipment fund.
Where there is more than one party interested SOSE will request more information and then score applications on the basis of deliverability, compatibility to the wider site and how it helps meet the strategic objectives of the Borderlands funding.
