The Caerlee Mill Bike Campus has been designed as a modern innovation and collaboration centre focused on the mountain biking sector.
Intended to provide flexible accommodation for business incubation, research and development, product testing, events, training and associated support functions. The development occupies a prominent position close to Innerleithen High Street, with the principal buildings positioned towards the front of the site and accessed from Chapel Street. The historic mill lade is retained along the eastern boundary, forming a significant landscape and heritage feature within the overall site layout.
Caerlee Mill will be home to Bike Innovation Scotland and act as a flagship centre for research, development and innovation for the global cycling sector. The building will operate with a wide range of new facilities available on site.
Caerlee Mill Enquiries
Caerlee Mill is now open to tenant enquiries and SOSE welcome expressions of interest to be made direct.
The first pre-let agreements will be signed from 1st September onwards. If demand exceeds the space available, prospective tenants may be asked to provide additional information to support the assessment process. Space will then be allocated to applicants whose proposals most closely align with the Centre’s vision, objectives and intended outcomes.

In 2027, the Tour de France Grand Départ route is expected to pass Caerlee Mill, creating further opportunities to showcase Innerleithen, the Tweed Valley and the Bike Campus through a programme of linked events to celebrate.

Facilities
Caerlee Mill Bike Campus has been designed to provide flexible, high-quality space for businesses, researchers and innovators working across the cycling, mountain bike, outdoor and related sectors.
At ground floor level, a welcoming entrance lobby will provide stair and lift access to the upper floors. A central corridor will lead to four glass-fronted units, each with direct external access from the front of the building, creating strong visibility and a clear presence for occupiers.
The ground floor will support a range of uses, including brand experience, exhibition, collaboration and product innovation activity. It will also include the Human Performance and Innovation Lab, operated by Edinburgh Napier University, featuring a large bike treadmill and specialist sports science equipment. This will be supported by practical facilities including showers, changing rooms, lockers, toilets, an accessible toilet, storage and back-of-house accommodation.
Edinburgh Napier University will also operate the off-site Trail Lab facility, creating a direct link between controlled testing, real-world trail conditions and applied research.
The first floor will provide a mix of office, meeting, studio and event space. This will include a general office, five further offices, meeting rooms, a studio or second meeting room, and an events space or lecture theatre. A communal coffee and informal meeting area will support day-to-day collaboration and networking between occupiers and partners.
